As Area Facilities Manager, you’ll oversee the facilities department to ensure that exceptional experience is being delivered to all residents and tenants through quality maintenance practices. You’ll also serve as a leader in our organization, working alongside the Regional Manager in championing the Kaufman core values and ensuring maintenance teams have the tools, resources and direction to be engaged.

Essential Duties And Responsibilities

  • Represent and promote the Core Values of Kaufman Development
  • Oversee maintenance and repair services at all properties, providing assistance to onsite staff or filling in at a property as needed
  • Develop new development site maintenance plan and execute in preparation for new site delivery
  • Respond, coordinate and facilitate maintenance needs for commercial & retail tenants.
  • Oversee capital improvement and renovation projects, including but not limited to; understanding the scope of work, obtaining bids, ensuring budgets are adhered to, monitoring the quality of the work and coordinating vendors.
  • Provide guidance and training on projects and preventative maintenance to onsite maintenance staff
  • Perform regular property inspections and be willing to address findings with both the site teams and Regional Manager
  • Utilize various devices and programs, such as Microsoft suite, Entrata, Smartsheets, etc.
  • Evaluate and interview prospective maintenance applicants and make recommendations
  • Responsible for facility inspections for quality assurance on a periodic basis. Ensures facility procedures align with local, state, and federal laws.
  • Analyze the scorecard and maintenance related financials. Identify trends; provide guidance to improve maintenance operations & efficiency.
  • Provide technical training to on-site staff to maximize productivity and strengthen our commitment to developing our team.
  • Become a systems expert on all facilities related devices, tools and systems for training and preventative maintenance purposes.
  • Lead for emergency response at all sites, coordinating and executing action plans for remediation to the property.
  • Create best-in-class process and procedures for department and shares best practices with team

QUALIFICATIONS

  • 6+ years of experience in Property Management
  • Ample knowledge of HVAC, plumbing, electrical and general residential & commercial building systems.
  • Shows exceptional leadership, administrative, communication, and coaching talents.
  • Demonstrated flexibility, superior problem-solving skills, and the ability to work in multiple disciplines are musts.
  • Exhibits moderate financial and analytical abilities; experience making sound financial management decisions based within budget.
  • Demonstrates excellent operational experience with property lease-up or struggling communities.

Kaufman Development is seeking an Assistant Controller to join its fast-growing team. The Assistant Controller will report directly to the Controller. This role will provide support to the Finance & Accounting team, serving to manage the accounting functions and provide professional accounting services, including, creating, implementing, enforcing and monitoring compliance with company-wide accounting policies and procedures.

Essential Duties And Responsibilities

  • All entity accounting for both stable operating entities and projects under construction.
  • Provide support to property managers in analyzing financial information, and implementation and control of all portfolio property budgets.
  • Research and analyze complex transactions relating to acquisitions and financing.
  • Record new loans, refinances and construction draws; supply lenders with financial statements as required; review debt service ratios; analyze escrow balances; and submit appropriate paperwork for reimbursement.
  • Create financial statements and analyze for multiple entities.
  • Complete monthly and quarterly financial statement reporting packages for multiple entities and send financial packages to outside investors.
  • Prepare variance analysis reports for each property in portfolio on a monthly and quarterly basis.
  • Initiate distributions in accordance with LLC operating agreements, as required.
  • Review cash accounts and intercompany accounts routinely and supply information regarding funding and cash needs. Ensure cash is available for operational needs.
  • Oversight of bank loan reconciliations, and monthly AR and AP Aging.
  • Annually review common area maintenance (CAM), real estate tax, and insurance billings on portfolio properties.
  • CAM reconciliation and lease-obligation letter creation for commercial tenants.
  • Assist with draw packages for submission to construction lender.
  • Assist with year-end tax compliance, successfully partnering with an outside CPA firm to prepare all federal income tax returns and all legal and corporate filings for multiple entities.
  • Prepare documents and schedules for year-end audit and work with external auditors.
  • Evaluate, design, implement, and monitor internal financial controls, accounting processes and policies for efficiency, cost effectiveness, and accuracy.
  • Supervise one staff accountant and provide training and leadership in accomplishment of goals and objectives.

QUALIFICATIONS

  • Bachelor’s Degree in Accounting required.
  • CPA license or parts passed preferred.
  • 5 – 8 years of professional accounting experience required.
  • Multifamily, office, or retail real estate accounting experience required.
  • Knowledge of GAAP, accrual basis accounting and financial reporting.
  • Proficiency in QuickBooks, Microsoft Excel, Word and Windows operating systems
  • Self-starter with the ability to work independently to resolve problems.
  • Analytical and strategic thinker.

They will be performing a variety of tasks including: audits, electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. They will achieve this through a focus on completing work in a timely, effective, and efficient manner, with quality craftsmanship, while managing positive relationships with residential tenants.

  • Drive performance through the tracking and analysis of sales and leasing related metrics. Provide feedback with the goal to improve performance.
  • Preparing the renewal tracker and renewal process, monitoring and executing renewal process from creating tracker, sending offers and completing renewals as needed throughout lease-up.
  • Identify, prepare and provide leasing and training information necessary for future site team members to effectively lease and operate the new development including leasing administration, marketing activities, specialty tool functions, etc.
  • Ensure both individual and team knowledge of the competitive landscape of the market by shopping competitors and keeping updated records of all offerings within the market.
  • Establish an in-depth understanding of the property including selling points of the site and frequent objections from prospects, site leasing trends, traffic patterns, and product availability.
  • Become an expert executor and trainer of application requirements, lease terms, lease language, screening processes and policies, and fair housing regulations.
  • Assist the New Development Leasing Manager and Curator in the preparation of daily, weekly and monthly reporting requirements.
  • Assist in the onboarding process to assimilate and engage new hires and new properties in the sales and leasing process.
  • Lead and mentor new team members to execute the leasing process and the assigned sites different systems.
  • Courteous, sympathetic, and efficient handling of resident and prospect requests and complaints.
  • Greets prospects and provides tours; closing the sale; assisting prospects through the application and lease process, including ensuring the proper preparation and execution of the lease agreement and all screening procedures; ensuring model and all tour routes are maintained to the highest standard of cleanliness.
