JOB DESCRIPTION
The Maintenance Technician is responsible for facilities and maintenance of their assigned apartment community. They will be performing a variety of tasks including: electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. All work is to be completed in a timely manner, with quality craftsmanship.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Timely completion of routine repairs, maintenance requests and work orders
- Document, track and communicate completion of assigned work
- Make ready preparation of vacant units to prepare for future residents
- Maintain all apartment units to company standard
- Regularly inspect building to ensure cleanliness and safety standards
- Coordinate with outside contractors working on the property
- Enforce all rules and regulations for the property
- Responsible for after hours on-call maintenance on a rotational basis
- Clean and organize maintenance shop, including inventory and replacement part
- Seasonal responsibilities include pool operations, snow removal
- Coordinate with the Community Manager to ensure that residents are provided with a clean, safe and well-maintained community
- Reports directly to Maintenance Supervisor
